Start investing in Valencia

You don't need to be an expert to make a smart first investment. You need a strategy, real numbers, and someone who has done it before, guiding you step by step, from first call to keys in hand.

The market, simply

Vs Madrid and Barcelona
36–46%
Cheaper per m²

€3,473 in Valencia, against €5,462 in Barcelona and €6,458 in Madrid.

Sources: idealista/data, price reports for Valencia, Madrid and Barcelona, September 2026 (asking prices, not final sale prices); Valencia City Council municipal register, 1 January 2025 (population). The 70 m² rent and the percentage gap are my own calculations from those figures. Past performance is not a guarantee of future results.

For new investors, Valencia means lower risk, strong fundamentals, and real long-term upside.

What goes wrong

Common mistakes beginners make

Most first-time investors lose money in the same predictable ways. Each of these can quietly wipe out your return.

No clear strategy

Buying a property before deciding what it's actually for.

Overpaying

Without local knowledge, it's easy to pay above real market value.

Wrong neighbourhood

A great street for living in isn't always a great one for renting.

Underestimating renovation

Costs and timelines that turn a good deal into a bad one.

Miscalculating returns

Optimistic rent, forgotten expenses, and the numbers stop working.

Ignoring legal & tax

Spanish regulation and taxation have real consequences if missed.

The difference

Why you need a strategy

The same purchase looks very different with a plan behind it. Here is how investing alone compares with investing with a guide.

How I help

For new investors, step by step

Your first investment should feel clear, not overwhelming. We start with your goals, financial position and long-term plans to build a strategy before looking at a single property.

We start with you: your goals, financial position, budget and timeline.

  • A relaxed conversation, with no pressure to commit.
  • An honest view of whether Valencia fits what you want.

  • What you want the investment to achieve, and which type of property makes sense for you.

FAQ for beginners

How much budget do I need to start?

Plan for at least 20% of the purchase price plus expenses (tax, notary, registration and agency costs). In practice, that means starting from around €50,000 for a first investment. We map your realistic range on the discovery call before looking at anything.

Can I get financing as a non-resident?

Yes, typically up to 60–70% of the purchase price. Sometimes that local financing can be complemented with a personal loan in your home country. We always analyse what's the best strategy and capital structure for your situation.

What are the legal basics of buying in Spain?

You'll need an NIE number, a Spanish bank account, and a notary to formalise the purchase. Expect purchase costs on top of the price for tax, notary and registration. I coordinate all of this so nothing is missed.

Do I need to be in Valencia for the purchase?

Not necessarily. Almost everything can be done remotely. If you can't travel for the signing at the notary, you can grant a power of attorney so someone you trust can sign on your behalf.
